Conditions or Reasons:The development hereby approved has been assessed against <TxtPolicies> and material considerations, including third party representations. It has been concluded that the development, subject to the conditions imposed, would accord with the development plan and there are no other material considerations to justify a refusal of permission.
1) The limited period for the continuation of the use hereby permitted shall be until two years from the date of the decision notice; on or before the expiration of which period the use shall be discontinued.

Reason: To allow the Local Planning Authority an opportunity to assess the
effect of the use hereby permitted on the residential amenities of the surrounding
area. In accordance with the following policy number G1 (3) of the Guildford Borough
Local Plan 2003 (as saved by the CLG direction dated 24/09/07).
2) The use hereby permitted shall not operate other than between the hours of 09.00 to 18.00 Mondays to Fridays (inclusive) and 09.00 to 12.30 Saturdays and shall not operate at all on Sundays or Bank or National Holidays.

Reason: To safeguard the residential amenities of neighbouring properties. In accordance with the following policy number G1 (3) of the Guildford Borough Local Plan 2003 (as saved by the CLG direction 24/09/07).
3) There shall be no sound reproduction or amplification equipment (including public address systems, tannoys, loudspeakers etc) which is audible outside the site installed or operated on the site.

Reason: To safeguard the adjoining premises and the area generally from
noise and disturbance. In accordance with the following policy number G1 (3) of the
Guildford Borough Local Plan 2003 (as saved by the CLG direction 24/09/07).
4) Details of surface water drainage of the site, designed to prevent the discharge of water onto the public highway, shall be submitted to and approved in writing by the Local Planning Authority within 1 month of the decision notice.

Reason: In order that the development should not prejudice highway safety nor cause inconvenience to other highway users in accordance with policy G1 (7) of the Guildford Borough Local Plan 2003 (as saved by the CLG direction 24/09/07).
5) The activity to which this application refers, shall be so contained and controlled such that any spray drift from the activity, does not occur beyond the site boundary.

Reason: To safeguard the residential amenities of neighbouring properties. In accordance with the following policy numbers G1 (3) of the Guildford Borough Local Plan 2003 (as saved by the CLG dated 24/09/07).
6) The existing ingress and egress to and from the site shall be permanently maintained for that purpose.

Reason: In order that the development should not prjudice highway safety nor cause inconvenience to other highway users. In accordance with policies DN2 and DN3 of the Surrey Structure Plan 2004 and policy G1 (2) of the Guildford Borough Local Plan 2003 (as saved by teh CLG direction dated 24/09/07).
7) No materials, containers or equipment shall be stored on the site outside buildings except for waste materials contained within suitable and sufficient waste containers for removal.

Reason: In the interests of visual amenity. In accordance with the following policy number G1 (3) of the Guildford Borough Local Plan 2003 (as saved by the CLG direction dated 24/09/07).
8) No operations associated with the use hereby approved shall be undertaken otherwise than inside buildings or on the site.

Reason: In the interests of visual amenity and highway safety. In accordance with the following policy numbers G1 (3) and G1 (2) of the Guildford Borough Local Plan 2003 (as saved by the CLG direction 24/09/07).
9) All plant, machinery and equipment installed or operated in connection with the carrying out of this permission shall be so enclosed and / or atteneuated that noise coming rom it does not at any time, increase the ambient equivalent continuous noise level as measured accordng to British Standard BS4142:1997 at any adjoning or nearby residential property.

Reason: To safeguard the adjoining premises and the area generally from
noise and disturbance. In accordance with the following policy number G1 (3) of the
Guildford Borough Local Plan 2003 (as saved by the CLG direction 24/09/07).
10) Details of floodlighting of the site shall be submitted to and approved in writing by the local planning authority prior to the commencement of the development. The floodlighting shall be installed, maintained and operated in accordance with the approved details unless agreed in writing by the Local Planning Authority.

Reason: To safeguard the adjoining premises and the area generally from
light pollution. In accordance with the following policy number G1 (3) of the
Guildford Borough Local Plan 2003 (as saved by the CLG direction 24/09/07).
11) Adequate provision must be made for the storage and collection of waste so that no odour is detectable at or beyond the site boundary.

Reason: To safeguard the adjoining premises and the area generally from
nuisance or disturbance. In accordance with the following policy number G1 (3) of
the Guildford Borough Local Plan 2003 (as saved by the CLG direction 24/09/07).
12) No plant or machinery shall be operated on the premises before 09.00 on weekdays and 09.00 on Saturdays nor after 18.00 on weekdays and 12.30 on Saturdays, nor at any time on Sundays, Bank Holidays or Public Holidays.

Reason: To safeguard the adjoining premises and the area generally from
nuisance or disturbance. In accordance with the following policy number G1 (3) of
the Guildford Borough Local Plan 2003 (as saved by the CLG direction 24/09/07).
