Application Fees


Outline applications (most types)

£335 per 0.1 ha (or part thereof) of site area, where site is less than 2.5 hectares. Maximum £8,285

£8,285 and an additional £100 for each 0.1 ha (or part thereof), where the site is more than 2.5 hectares. Maximum £125,000.

Full applications and reserved matters
Alterations etc to existing dwellings (Outline applications also).
£150 per dwelling/house.
Maximum £295.
Erection of dwellings

£335 per dwelling created where the number of dwellings to be built is less than 50.
Maximum £16,565.

£16,565 and an additional £100 for each dwelling created, where dwellings to be built is more than 50.  Maximum £250,000. 

Erection of buildings other than dwellings, glasshouses, plant and machinery.

£170 for works not creating more than 40 sq m of additional floor space.

£335 for works more than 40 sq m but less than 75 sq m of additional floor space.

£335 for each 75 sq m (or part thereof) of that area, for works more than 75 sq m but less than 3750 sq m.

£16,565 and an additional £100 for each 75 sq m, where an  excess of 3750 sq m gross floor space is created. Maximum £250,000

The erection of glasshouses on land used for the purposes of agriculture.

£70 where works create less than than 465 sq m floor space.

£1,870 where works create gross floor space more than 465 sq m.

The erection, on land used for the purposes of agriculture, of buildings to be used for agricultural purposes (other than glasshouses).

£70 where gross floor space created is less than 465 sq m

£335 where gross floor space is more than 465 sq m but  less than 540 sq m      

£335 for each additional 75 sq m (or part thereof) more than 540 sq m. Maximum £16,565

£16,565, and an additional £100 for each additional 75 sq m  more than 4215 sq m.  Maximum £250,000

Erection, alteration or replacement of plant and machinery. Includes cranes, conveyor belts and non-domestic radio masts.

Approval of reserved matters where flat rate (below) does not apply. A fee based on floor space/numbers of dwelling/houses involved.
Concessionary fees and exemptions
Works to improve the disabled person's access to a public building, or to improve his access, safety, health or comfort at his dwelling/house.

Development crossing planning authority boundaries, requiring several applications. Only one fee, paid to the authority having the larger site but calculated for whole scheme, and subject to special ceiling.
Reserved matters where applicant's earlier reserved matters applications have incurred total fees equalling that for a full application for entire scheme. £335

Exploratory drilling for oil or natural gas.

£335 per 0.1 ha (or part thereof) where site area is less than 7.5 ha. Maximum £25,000.

£25,000 and an additional £100 for each 0.1 hectare where site area is more than 7.5 hectares. Maximum £250,000.

Winning, working, storage of minerals etc. and waste disposal.

£170 per 0.1 ha (or part thereof) where the site area is less than 15 ha. Maximum £25,315.

£25,315 and an additional £100 for each 0.1 hectare more than 15 ha. Maximum £65,000.

Car parks, service roads or other accesses. £170 (existing uses only).
Other operations on land. £170 per 0.1 ha (or part thereof) of site area. Maximum £25,315.
For non-compliance with conditions, including retention of temporary buildings etc. £170 (if not exempt as a revision).
Change of use to or subdivision of dwellings.

£335 per additional dwelling, where the number of dwellings is less than 50. Maximum £16,565.

£16,565 and an additional £100 for each dwelling, where the number of dwellings is more than 50. Maximum £250,000

Placing of chairs or tables on the highway. £335

Lawful Development Certificates   
CLEUD   

For an application for an existing use of land or operational development not supported by an 'established use' certificate, the same as for an equivalent planning application.

CLOPUD 

For an application for a proposeduse of buildings or other land or any operations proposedto be carried out in, on, or under land, half the fee for an equivalent planning application.

Prior Notification Applications 
  1. Demolition - dwellinghouses and buildings adjoining dwelling houses (not listed buildings or those in Conservation Areas), in excess of 50 m³ £70 Agricultural/forestry buildings, farm/forestry roads, excavation/engineering operations exceeding 5ha on one site £70
