St Edward, part of the Berkeley Homes Group, is the developer of the North Street Regeneration scheme.   

The regeneration site consists of approximately 4 acres in the centre of Guildford bounded by North Street, Commercial Road and Leapale Road along with the existing Guildford bus station. 

What will the project deliver?

The project will deliver:

  • 477 highly sustainable new homes, including 47 affordable homes in the town centre
  • 2.2 acres of public realm featuring a wellness garden and a new town square
  • a newly refurbished bus station
  • the pedestrianisation of North Street between Leapale Road and Commercial Road
  • the planting of 115 new trees, boosting local biodiversity
  • new medical centre premises available to serve the community's needs

In the coming months, visitors to Guildford town centre will notice some early preparation works.

What's happened so far?

  • Woodbridge Road has closed. Diversions are expected to remain in place until approximately April 2026 when Leapale Road will be made two-way.
  • Demoliton has been completed. This will make way for the new town square that will form the centrepiece of the regeneration.
  • Utility diversions have been completed in North Street.
  • Highways works have commenced with the new junction at Onslow Street and North Street.

What's happening next?

St Edward will continue work to transform Guildford town centre, bringing fresh energy and a renewed sense of community to North Street.

This major regeneration will revitalise a previously underused, concrete-heavy area, with significant improvements to the bus station and surrounding public spaces remaining central to the plans.

Local businesses outside the development site will remain open and operating as usual throughout the construction period.

Key milestones:

  • Early Spring 2026 Refurbishment of the bus station begins.
  • Spring 2026 Junction improvements at Leapale Road and North Street will commence, including widening to enable two-way traffic.
  • Late Summer 2026 North Street market will be temporarily relocated to allow for pedestrianisation works.
